Age-appropriate living with a green rooftop oasis.
In Friedberg near Augsburg, Benz & Ziegler designed and built a five-story residential building for the client Kinderheim Friedberg e.V., combining functional living with architectural quality. Alongside a commercial unit on the ground floor, the project includes age-appropriate senior apartments and a communal rooftop garden. Benz & Ziegler supported the project from the initial feasibility study through to completion.

Rooftop Garden

Rooftop gardens and external corridors enhance the quality of stay and encourage social interaction.
Above the continuous base level, the building is divided into two volumes. Facing the street, a five-story cube is softened by windows and floor-to-ceiling glazed loggias. The double-skin façade provides effective sound insulation while creating a “winter garden” feeling for the residents.
The four-story volume at the rear features a large rooftop garden for communal use, offering views over Friedberg, the surrounding forests, and all the way to Augsburg. Corridors facing the quiet inner courtyard provide access, while hanging planter boxes create inviting spaces and enliven the façade.

Modern Architecture

Modern, open, and light-filled age-appropriate rental apartments
The apartments feature modern, open floor plans and are all fully accessible via elevator. The spacious bathrooms are equipped with high-quality sanitary fittings and, in some units, feature level-access showers for barrier-free convenience. The covered loggias, some with soundproof glazing, provide a high quality of stay and allow residents not only easy physical access to the surrounding shops but also visual participation in the vibrant city life.

Energy efficiency and state-of-the-art building services
The building was constructed to KfW 55 energy efficiency standards, offering excellent thermal insulation across the entire building envelope. A cutting-edge air-to-water heat pump, in combination with a gas condensing boiler for peak loads, ensures sustainable heating throughout the building.
